Greenpoint Central blends contemporary design with timeless materiality, offering 473 residential units, vibrant amenities, and thoughtfully crafted courtyards.

Located in the Greenpoint neighborhood of Brooklyn, Greenpoint Central at 65 and 75 Dupont Street will house 473 residential units, parking, and retail space. On Dupont Street, the two residences have separate entrances and lobbies but will share a beautifully landscaped inner courtyard and car arrival. Along Franklin Street there is an additional break in the massing, forming an outer courtyard which feature a pickleball court, greenspace, and more. The amenity spaces along the ground floor are enclosed by a series of storefront spans, which are recessed and run independent of the line of the facade above, resulting in the building massing to appear as though it’s floating above the grade.

The building’s accordion-shaped form helps to break down the overall block-long massing into smaller scaled modules and embed it into its contextual setting. Maintaining the angled vocabulary and lateral shifts of the massing, creating dormers, allowed the building to be efficient in maximizing the usable square footage while retaining a cohesive design language.

The building’s facade is primarily composed of a combination of norman and ambassador sized bricks used in a variety of coursing patterns. A beige-grey brick mix is used at the lower levels to define a “street wall” datum, complementing the neighboring 4-5 story buildings, while a dark manganese brick is used for the recessed, upper volumes. The windows are unified and are limited to two primary typologies. One is a larger type comprised of a fixed vision lite in combination with an operable window. The other, a sliver or standalone operable window. The window picture frames, treated with a champagne-gold color, provide a sharp visual contrast to the masonry and the glazing.

Drawing inspiration from both modern elegance and the timeless charm of old New York, the amenity spaces, designed by Whitehall Interiors, are curated to evoke a serene yet intimate atmosphere, while remaining fun and engaging. The final result is a multi-faceted, layered interior that feels both fashionable and enduring, inviting its occupants to experience both the vibrant energy and the tranquil escape of city life.
