Defined by its sculptural massing and refined material transitions, Maison 78 introduces a bold architectural silhouette to the corner of 78th Street and First Avenue.
The building’s massing features varying heights and recesses further emphasize the stepping and vertical stacking of the facade and lend the tower a sculpted presence. A striking pattern of grey-beige brick is complemented by metal panels, creating a compelling contrast between the warm, textured brick and the sleek metal. As the tower rises, the prominence of brick diminishes, replaced by floor-to-ceiling windows and additional metal accents, adding visual structure to the ascending form. The design opens up at the corners, maximizing views of the city, including Central Park, Randall’s Island, and the East River. At the tower’s peak, the penthouses feature glass ‘cubes’ of floor and ceiling windows and private terraces, offering a serene setting to enjoy the breathtaking south-facing vistas.
Residential interiors reflect the exterior’s balance of solidity and openness. Large windows, generous ceiling heights, and a calm material palette bring natural light into every unit. Many residences feature corner exposures and private outdoor space, while upper-floor homes benefit from extended views and heightened ceilings. Vertical continuity and a restrained sense of luxury guide the design throughout.
Amenities are integrated across multiple levels to support wellness, community, and connection to the city. Lower levels include a gym, yoga rooms, children’s playroom, pet spa, and storage areas. On the 2nd floor, attended parking is accessed from 78th Street. The 3rd floor courtyard features a dedicated pet run surrounded by planting, seating, and synthetic grass, conceived as a quiet outdoor retreat.
A double-height amenity level on the 16th floor serves as a communal anchor within the tower. Work-oriented spaces, including a co-working library and meeting rooms, occupy the northern side, while expansive lounges, a billiard room, and a dining area open onto a loggia overlooking downtown. The 34th floor provides a more intimate setting, with a lounge, indoor bar, and access to a west-facing terrace furnished for outdoor gatherings and views over the Upper East Side and Central Park.
At street level, pedestrian-scaled retail and a double-height residential lobby activate the corner and establish a distinct arrival sequence, linking the building to the urban fabric while offering a moment of calm for residents.
