1 Flatbush

November 27, 2016

1 Flatbush Avenue, a 19-story, 183-unit rental building, sits at a busy intersection in Brooklyn on a wedge-like site. This corner site called for a contextual building with a large, three story, double-height retail base.  Hill West created a masonry building with glass structures pushing out as they rise above the base.  Referencing industrial language, columns rise from the storefront to the third story where a setback allows for a recessed amenity terrace.

The residential entrance is on Fulton Street with convenient nearby subway access. A two story vestibule with a grand chandelier is set apart from the retail entrances by a bronze marquis.  Some units have private terraces and all residents enjoy the rooftop amenity terrace with BBQs, a shuffleboard court and views of the Manhattan Bridge to the South.  The terrace parapets were designed with a view gap specifically to allow enjoyment of the views at the 3rd floor and rooftop.

11 Hoyt Street

December 14, 2016

11 Hoyt is setting a new standard for architectural design in Brooklyn. The elegant 57-story tower, a soaring building, destined to become a landmark in the Brooklyn skyline, offers luxury residences and exceptional indoor and outdoor amenities.

11 Hoyt delivers a unique living experience with its location between the quiet, tree-lined brownstone Brooklyn streets and the thriving Downtown Brooklyn. Occupying a full-block site that formerly housed a parking garage, the residential tower sits atop an elevated private park that offers remarkable green space with light, air, and views.

The building’s prefabricated façade, built of precast concrete, creates expanded living spaces with built-in window seats. The eight-foot-tall windows maximize views of the neighborhood and waterfront. The façade creates a wave-like appearance and allows for a diverse residential experience with 190 unique floor plans.

11 Hoyt features 55,000 square feet of exclusive indoor and outdoor amenities, including ample spaces for recreation, relaxation, and entertaining.

11 Hoyt is targeting LEED Silver certification.

Winner of the 2023 AIANY Design Award.

The Boerum

December 14, 2016

Hill West teamed with Flank and The Carlyle Group on a 19-story mixed-used building featuring a luxury condominium and hotel located at 265 State Street on the corner of Smith Street in the Boerum Hill neighborhood of Brooklyn. Located between Brooklyn’s most prominent neighborhoods,

The Boerum pays tribute to the neighborhood’s rich history through its primary façade of classic red brick, and windows framed with cast stone. The exterior is inspired by townhouse proportions, and modernized by a modulating basket-weave pattern to integrate a sense of rhythm into a larger visual field. With its upper levels composed of sculpted aluminum panels, The Boerum’s subtle shift of form and material rises to create a building of understated substance, and a respectful nod to the surrounding streetscape.

The Hilton Brooklyn New York, the hotel portion of the project, is a 4-star hotel with 196 rooms. The hotel also includes a 2,376 square feet of meeting space, a lounge, full-service restaurant and bar as well as a fitness center.

The residential portion, which starts on the seventh floor, has 128 one- to five- bedroom apartments, with a majority of the units designed to feature larger layouts to cater to a family-heavy neighborhood.
