Located at 50 Riverside Boulevard, this 33-story luxury condominium includes 274 residences and anchors a key stretch of Manhattan’s Upper West Side waterfront. Hill West Architects designed the building with a distinctly modern and glass-forward approach. Unlike its more solid neighbors to the north, this tower uses the SOTA wall system, a hybrid of curtain wall and window wall, to maximize lightness and transparency. The system combines stone and glass panels within an architectural precast composition. As the tower rises, it becomes progressively glassier, opening up sweeping views of the Hudson River, Riverside Park South, and the Manhattan skyline. At street level, the storefront is framed by four distinct stone textures, creating a grounded and richly layered base.
The residential entrance features a dramatic sequence of double-height window openings and sculptural canopies, adding a sense of elegance and arrival. Inside, the building is divided into various tiers of high-end residences. These include full-floor apartments and a carefully curated selection of amenities: a screening room, game room, lounge, 24-hour fitness center, and even private swimming pools in select homes.
Importantly, One Riverside Park plays a role in the broader transformation of the neighborhood. Just south, Riverside Center and Waterline Square offer 3.2 acres of open space, a K–8 public school, and more than 100,000 square feet of retail and services, reinforcing the area as a true live-work-play destination.
